Remodeling estimating software that preserves the operating plan
Build remodel estimates from scope, labor, materials, subcontractors, and fees while carrying the approved work into production and billing.

Answer first
A remodeling estimate is more than a price document. It is the first structured operating plan for labor, materials, subcontractors, fees, client presentation, and later changes.
What a remodel estimate must separate
- Internal cost from client price
- Labor from material, subcontractor, and fee lines
- Scope description from internal production detail
- Base contract from later approved changes
- Current draft from the version the client accepted
What happens after acceptance
The accepted estimate should not become a dead PDF. Its scope and financial structure should remain available for project planning, purchasing, change control, billing, and final reconciliation.
Trace one estimate into operations
| Estimate fact | Production consequence | Proof to inspect |
|---|---|---|
| Plumbing-fixture allowance | Selection deadline and purchasing responsibility | Approved product, allowance variance, and any required change |
| Relocate shower valve | Plumbing scope and rough-in task | Accepted scope visible to the responsible trade and project manager |
| Possible concealed damage | Investigation or explicit exclusion | No invented cost treated as approved work before the condition is known |
| Accepted client price | Base project value | Later changes and invoices reconcile without rewriting the accepted version |
Buyer questions and limits
- Can internal cost and client-facing price be permissioned separately?
- Can the vendor show the exact accepted version and later revisions?
- How do allowances, owner-supplied items, exclusions, and alternates survive into the job?
- Does estimate acceptance create accounting entries, or only operational records that still require accounting reconciliation?
- Service Agent OS Remodelers does not claim automated plan takeoff, supplier price accuracy, tax advice, or accounting replacement.
Fit boundary
Service Agent OS Remodelers is not positioned as a standalone plan takeoff engine or replacement for accounting. It is the operating record around the estimate: discovery, structured scope, client presentation, production handoff, changes, and invoices.
