Subcontractor management for a remodeler is not a contact list. The system must show whether a trade is qualified, commercially assigned, current on required documents, scheduled, and responsible for an open action.

Company-level record

  • Legal and operating name, contacts, trades, and service area
  • License, insurance, W-9, certifications, and expiration ownership where applicable
  • Preferred products or services and purchasing relationship
  • Master agreement, qualification state, and internal notes

Project-level commitment

  • Written scope, exclusions, price, and payment terms
  • Current schedule window and assigned tasks
  • Drawings, selections, access, protection, and cleanup rules
  • Purchase order, change, invoice, lien-release, and closeout state

What the software should surface

A remodeler should be able to see that a needed trade is unassigned, that an assigned partner has an expiring document, or that a purchase commitment has no delivery state. The product does not decide whether a legal or insurance document is sufficient; it keeps the evidence and responsibility visible.
